The substantial value added to the existing apartments was achieved through intelligent pre-planning with the clients and consultants to handover on time and on budget.

MHDP was engaged to take on the architectural coordination and project management of the ongoing development for the Waruda Street apartment building.  Many years prior to MHDP’s involvement the Owners Corporation had seen the potential value uplift for adding balconies to the original face-brick building and engaged Clive Lucas and partners to obtain a DA.

MHDP’s role was to see through this application, which took four years to come to fruition.  The project went through many revisions of how best to achieve the outcome.  Eventually MHDP brought together the expertise of remedial building contractor Fluid Building and engineers M&G – which revolutionised the thinking behind the structural solution for the balconies.  Working together in collaboration, with EY as project manager, the team moved toward a cantilevered concrete option with characteristic tapered beams at the base to support the eight floors of balconies above.  Templating of elements such as reusable formwork and balustrade elements became a significant way to ensure  time on site was reduced to a minimum, allowing the team to deliver the project on time and on budget.  A highly successful outcome, not the least of which was the opportunity to celebrate the success watching the fireworks on NYE.  This project showed the incredible achievements MHDP can generate when it works together in a team with likeminded people all heading in the same direction.
