Description – ADAPTIVE RE-USE FROM INDUSTRIAL TO MULTI-RESIDENTIAL
Location of Project – WATERLOO
Year Project Commenced – 2011
All 21 units sold off-the-plan prior to completion of construction
This Adaptive re-use project was a true challenge, to turn a commercial building hemmed in by industrial buildings into a lively, enjoyable five-storey multi-residential building that complies with SEPP65 requirements. The key to the design was the creation of an “Internal street” along the north face of the site but inside the façade of the original brick building. The construction utilised the existing steel structure of the building and re-displayed it as a feature of the street. Also a challenge was creating the three new levels of the building entirely in lightweight materials so as to not compromise the existing structure, but at the same time achieve fire-rating and acoustic requirements.
Fully subscribed as an off-the-plan development, the new owners noted their appreciation for the scheme once they moved in.
